This is great if you are planning to stay in your home for the rest of your life or for longer than the length of the loan. You need to decide if your intended use is worth you refinancing your loan for 15 years or more. The good thing about home loans is that they are tax-deductible in most cases, so this may be a good benefit for you.

Refinancing will mean that in most cases you are starting your payment term all over again. This is something that you need to keep in mind before signing on the dotted line. You need to know all of your options before you decide that this is your only option. Home loan refinancing is a big business and many companies will offer you the moon to get you to refinance. You need to take into account the closing costs and fees of the loan to ensure that it is a right choice for you.

If you do all of your research and come to the conclusion that refinancing is right for you then you need to find a lender that you are comfortable with. The Reverse Mortgage... What The Heck Is It Anyway?

Are you 62 or older and own your own home? Then, you probably qualify for a reverse mortgage.

But, what the heck is it anyway? Well, if you still have a conventional mortgage ... or had one until you burned your loan papers ... this is simply the reverse of what you have or had.

A reverse mortgage is a loan against the equity in your home. But unlike a typical home equity loan, you never have to make loan payments during the term of the loan.

The loan is not due and payable until you no longer occupy the home as a principal residence. This usually means until you sell the home, move out permanently or die.

For many seniors, home equity is their largest asset. The reverse mortgage allows them to get a lump sum or fixed monthly payments to supplement their lifestyle, make home improvements, pay for long term care or simply pay off existing debts to free up more cash flow.

The amount of money you get from a reverse mortgage depends on your age at the time you apply for the loan, the type of reverse mortgage you choose, the value of your home, current interest rates and, sometimes, where you reside.

The costs associated with a reverse mortgage are similar to those with a conventional mortgage. This includes the origination fee, appraisal, inspection fees, title search and policy, mortgage insurance and other normal closing costs... all of which can be financed as part of the reverse mortgage loan.

All reverse mortagages are non-recourse loans. This means you can never owe (be obligated for) more than the value of your home regardless of the loan balance. The title remains in your name and the lender is only entitled to the amount of the loan balance.

The proceeds from a reverse mortgage do not affect your social security or Medicare benefits.

If you still have a balance on your conventional loan, it must be paid off as part of the application process for the reverse mortgage. This of course would eliminate your current monthly payment.

The most well-known and widely available reverse mortgage is the federally-insured Home Equity Conversion Mortgage (HECM). This loan is back by the U.S. Department of Housing and Urban Development and can be used for any purpose. It is generally offered by mortgage companies or banks.

Choosing The Right Lender

The real estate market has been hot for many years. The real estate market stayed hot even though the economy has been on a virtual roller coaster. This has resulted in a large number of mortgage lenders entering the market with varying mortgage programs for people with different economic backgrounds and credit histories.

Home loans are now available for people with pristine credit, good credit, average credit, below average credit and even bad credit. There are loan packages available for people with large down payments, small down payments and no down payments at all.

For many first time homebuyers, choosing the right lender and the right home loan package may seem like a daunting task. There are so many competing lenders promising so many different things. They see advertisements for amazing interest rates and packages. Of course, those packages are only available for a small percentage of homebuyers who fit very specific criteria.

Many first time homebuyers fall into the trap of applying for home loans through various lenders offering different loan packages. While on one level this may seem like a good idea since it, at least in theory, opens up the number of possibilities for obtaining the right loan package for that homebuyer, the simple truth of the matter is these group of lenders may actually have less mortgage packages at their disposal, even added together, than some lenders and lending networks will have individually.

If you apply to a number of home loan lenders, each will invariably run your credit report. An inquiry on a credit report is noted and will affect your overall FICO score. Your FICO score is a credit score that compares you to all other people in the country with a credit history. This number can put you in certain mortgage programs and take you out of others. The last thing you want to do is engage in any activities which could lower your FICO score at the time you want it to be the highest possible.

With proper homework you can find a mortgage lender or network of lenders that will have enough loan packages at their disposal to have one that is right for you. The more they have at their fingertips the more likely it is that they can create a mortgage package that fits your unique circumstances. Even if you think your home loan will be fairly straightforward you may still benefit from a home loan lender that has a number of varying packages. Perhaps they can show you unique ways to have lower payments, avoid PMI, reduce the down payment you were going to make without it impacting your monthly payments and so forth.

Most first time homebuyers are typically unaware of the nuances involved in home loans. They are typically unaware of things like PMI, escrow payments, fixed rate loans versus variable rate mortgages and their respective benefits and drawbacks. A skilled mortgage lender will be able to explain these differences and show you a number of different options, including the option that may be right for you.

It is important to completely honest with your mortgage lender, unfortunately, too many homebuyers try to pull the wool over the eyes of the lender - this never works. In the end everything comes out in the wash - the more honest you are upfront the more options your mortgage lender will be able to review for you.

Look for a lender that clearly states that they can assist people with various types of home loan packages, including differences in credit history, employment history and down payment size. Again, the more tools they have in their toolbox, the more likely it is that they can craft the right loan for you.

Many websites now offer pre-screening services that can match you up with the right lender without each lender running your credit. Accurate and honest information is important when using these websites otherwise you may be paired with the wrong lender which will delay your getting the loan you need and could also hinder your chance to get the home you are hoping to get.

When speaking with your lender you should always feel comfortable to ask questions. The lender may not always be able to give you an instant response, but you should prefer that they find out the answer before giving you a quick but wrong answer. You should also feel that your lender is giving you honest information. If you feel like he or she is lying to you then that is not the right lender for you to be working with.

It is a good practice to provide your lender with whatever information they request. Never give them an original document and always make sure you have additional copies of anything they request. Calendar all cut-off dates they give you and make sure you stay on top of it. You will want a lender that is responsive to your inquiries and prompts you when things are needed or cut-off dates are approaching.

Picking a lender is picking a partner. You want to find the right partner for you that will be able to provide you with what you need while you provide them with what they need. Together, you and the lender will have you well on your road to homeownership and a stronger financial portfolio.

Avoiding PMI

PMI - a recurring, monthly, unwelcome guest. It sounds similar to and is about as welcomed as a similar acronym. PMI is private mortgage insurance. This insurance policy is paid for by the homebuyer when the amount of their primary mortgage is greater than 80 f the value of the property.

You will note that the term "primary mortgage" was used. This is for a specific reason. It is not the total of all mortgages and home loans on the property that is evaluated, but rather the amount of the primary or largest mortgage on the property that can trigger PMI.

PMI is calculated by taking 0.5 f your primary loan balance and dividing it by 12 (12 monthly payments). For example, if your primary mortgage is $200,000 and you are required to pay PMI, your mortgage payments would be an additional $83.34 per month. For most homebuyers, this additional premium is a considerable financial burden to undertake.

There are ways around PMI for those homebuyers unable to put down 20 r more on their new home. Mortgage lenders have created loan packages which include two or more home loans that when combined exceed the 80 hreshold, while no one of the loans exceed that threshold. Typically there is a primary mortgage and either one or two home equity loans taken out simultaneously which are 81 100 or sometimes more) of the home value. This affords the homebuyer to put less than 20 own, or perhaps put nothing down at all while at the same time eliminating the need to pay PMI.

If you know you are going to be putting less than 20 own on the purchase of your home you should immediately speak to your home lender about avoiding PMI. A good home lender will inform you about these types of packages. Though the rules on these packages may differ from state to state, the vast majority of states allow for these types of loan packages.

When you review this type of package you will note that there will invariably be a different interest rate on the mortgage than there is on the home equity loan(s). The mortgage rate may have a slightly lower interest rate or perhaps even a considerably lower interest rate. You should be able to calculate what the monthly payments would be for the combined loans and then determine if it comes out less than a single mortgage with PMI. Obviously, a good lender is only going to present you the package if the payments are cheaper than a single loan with PMI.

You are able to refinance the loans at any point and combine them into one payment. You would only do this when the value of the home is more than 20
bove of the amount you will mortgage. As the value of your home increases through home improvements or time, you can receive an appraisal and speak to your home loan professional to determine if refinancing the loans into one loan makes sense.

These types of loans are often referred to as 80-10-10 loans or 80-15 loans, among other names. An 80-10-10 loan is a mortgage at 80 f the amount to be financed and than two home equity loans at 10 ach. You will likely find that all three loans will have a different interest rate with this type of package. 80-15 loans are similar but would be the main loan at 80
nd a secondary loan at 15

This is also how they determine how much money you can borrow from them. You may also be required to have an open, active checking account that has at least a few bucks in it to show proof that your check is good. Other items you may need differ from location to location. It is a safe bet to call the location before leaving the house to determine what you will need to have with you.

All this said and done, you may be leery of using a Payday loan company. The facts are that they can provide you with a quick way to get the money you need. Yes, they are going to charge you to borrow it, but as long as you pay it back on time and don't make a habit of borrowing from them, Payday loans are just fine. You may also want to take a few minutes and shop around. Yes, shop around the different payday loan companies to find the best rates and lowest fees. There is no sense in throwing money away on one Payday loan company if another has a lower fee. Putting all this together, you can and should use Payday loans as a way to get what you need quickly.
